What are measurement services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of a property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do measurement services work?

During a measurement or floorplan service, an appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they tour the property, they mark the layout of the rooms and other features, like closets, entryways, and fireplaces. They may sketch the property. Then, the appraiser writes up a report and detailed floorplan showing the total square footage and the general layout of the house. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When is a home measurement or floorplan service necessary?

Disputing property taxes

Property tax records frequently reflect incorrect square footage because the values can come from various sources, and sometimes go unverified — meaning you may be taxed for more space than you own! Unless an appraiser has performed a recent appraisal or home measurement service on your property (after any updating that may have affected square footage), you'll need one to perform a home measurement service before challenging your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Putting your property on the market

A measuring service can secure a fair price for your property. Area is one of the biggest factors potential buyers look for when purchasing a home — but since square footage values are often approximated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially decrease the price of your home as well as the number of potential buyers. The only sure method of using a precise GLA when listing your home or property is to reference a previous appraisal or home measurement service performed by an appraiser (after any remodeling that may have affected square footage).

For real estate agents

To ensure that your client's property closes at a price that correctly reflects market value, we advise seeking a home measurement of the property. Your clients, and potential buyers, will appreciate your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool for enticing potential buyers because they can review the layout and attributes of the house before and after a tour.
